What types of property do you provide reports for?

Devenio provides reports on residential properties. Reports are not available for commercial, industrial, vacant land or agricultural properties, at this time.

What is an appraisal?

A real estate appraisal estimates a property's market value,the likely sales price it would bring if offered in an open and competitive real estate market. It is completed by a licensed or certified appraiser who is familiar with local market conditions.

What is a comparative market analysis?

By comparing the subject property to a list of recent home sales and active listings in the neighborhood, a real estate agent advises a client on what the listing price of a home should be. This is process is known as a comparative market analysis. A comparative market analysis generally takes much longer to obtain than an automated valuation. Devenio reports are generated within a matter of minutes.

What is an automated valuation report?

An automated valuation report is a property value estimate derived by computer software using a statistical analysis of sales data in a specific market demographic.

How is the automated valuation report limited?

The automated valuation report is not an appraisal, therefore no site inspection is completed during the process. Condition, upgrades, and lot views which are not contained in public record information will not necessarily be reflected in the analysis performed by the automated valuation report. Accessibility to electronic data may be limited in some areas of the United States.

How is our service different from an appraisal or comparative market analysis?

A comparative market analysis is an estimate provided by a realtor who may have a vested interest in selling the property. The automated valuation report is a fast, inexpensive and unbiased evaluation based on statistical data. It is an effective way to obtain an accurate estimate of value, without having third parties contact you with unwanted solicitations.

What type of information is contained in your reports?

Your Devenio report will provide you with an estimated value of the subject property as well as comparable area sales and specific demographic data about the neighborhood.

Can I order a report on property I don´t own?

Yes. There is nothing confidential about this information as it is compiled from existing public data records such as local tax data and federal and county clerk records.

Where do you get the information in your reports?

Information used in the reports are from the public records maintained by local, state and federal government records including county clerks, taxing authorities, etc.

Who else uses your reports?

Banks, investors, lenders, home owners and appraisers use our reports for portfolio analysis, appraisal review, compliance and analysis.

What if I get an error message and cannot get a report?

You must be in a coverage area to receive a report. Further you must make sure you have the correct address and you are not requesting a report on a commercial, industrial, vacant land or agricultural property. In some cases there may be problems obtaining values on unique properties such as mixed use or in other unusual circumstances. In some instances there may be an insufficient number of comparables to prepare a report.

Is my privacy protected?

If I put an addition on my house last year, will your report change?

If the city records have been updated with the change, then the automated valuation report should reflect the value increase.

We just added a small concrete patio off the rear door, my value should have increased by $300 since that is what it cost!

As with most things in life, it´s generally not as simple as adding up everything that may have been done to a house to determine the present Market Value. Most houses have a series of differing characteristics that make them individual. Taken as a group, however, they tend to yield a similar overall value. If I buy this $9.95 estimate, does that mean I can be assured of that conclusion if I have you do a traditional full appraisal?
